Austin, Texas Real Estate consulting firm Seniors Residential Advisors recently announced new services designed to help seniors age 55 and older find ways to afford to stay in their home or can assist in purchasing a new home.

Call Seniors Residential Advisors at 512.626.9168 and find out how to stay in your home or purchase a new home and have No Mortgage Payment.

The firm has partnered with local Home Equity Conversion Mortgage (HECM) experts to assist seniors in navigating the federally insured program so that they can age in place, or downsize, and have no mortgage payment.

Seniors Residential Advisors is headed by Karen Doscher, a knowledgeable Realtor with 12 years of experience and the exclusive Seniors Real Estate Specialists (SRES) Designation. Less than 1 percent of Realtors have the SRES Designation, which requires agents to pass a comprehensive course covering topics such as tax laws, probate, estate planning and equity conversion strategies. With this background and a keen understanding of the unique lifestyle and financial considerations that seniors face, Doscher is able to provide expert assistance to the fast-growing 55+ demographic.

“Whether they are buying, selling, relocating or refinancing, seniors can be confident that a Realtor designated as an SRES will be able to help them every step of the way,” she said.

Doscher also understands the importance of engaging the family members of senior and boomer generation clients in an effort to make daunting housing decisions easier for all those involved.

“Even when Dad’s memory was slipping, Karen instinctively knew how to handle the situation,” Beth Ballmann, the daughter of one elderly client, said.

Boomers and seniors will make up approximately 20 percent of the population within the next 20 years, making now the perfect time for them to consider all their real estate options. Most seniors want to age in place, staying in their home as long as possible and minimizing their expenses. While places providing independent or assisted living services are required for some seniors, in many cases, home modifications or in-home services are all that is needed for a senior to age in place.

Seniors Residential Advisors is committed to providing real estate advisory service to this important segment of our society, whether seniors are interested in aging in place, downsizing and relocating, or considering multi-generation living arrangements.

For seniors looking to downsize, the HECM program, which replaces the old reserve mortgage program, is a boon. Seniors Residential Advisors can help seniors understand the ins and outs of this and other essential programs.

“The new reverse mortgage is particularly good for downsizing – seniors can take equity out, put 50 percent down for a new home and never have a mortgage payment,” Ray Daniel, a certified mortgage banker and former president of the Texas Mortgage Bankers Association, said. “Though the older you are, the more you can borrow, it’s best to learn all the nuances that go with these financial programs.”

Seniors Residential Advisors can also help people find an age-restricted community with amenities such as a clubhouse, exercise programs and other activities, or consider multi-generational living arrangements – a trend that allows multiple generations to reside together while allowing everyone to have enough space for themselves. Homes with multi-generational floor plans are currently being built throughout the Austin area.

When buying, selling, relocating or refinancing, Seniors Residential Advisors is ready to help boomers and beyond with their real estate needs.
